Broadway Duplex Loft
A thoughtful loft transformation centered on light and openness.
This Brooklyn duplex loft renovation was centered around one main idea: transforming the apartment into a brighter, more open living space without altering the existing kitchen and bathrooms. The original spiral staircase, previously in the center of the loft, was removed and replaced with a custom linear staircase against the perimeter wall. Designed with lightness in mind, the new staircase creates a stronger sense of openness while improving circulation throughout the home.
The renovation also included replacing dark cherry flooring with wide-plank white oak, instantly softening and brightening the interiors. Strategic lighting details were carefully integrated to enhance architectural lines and create subtle moments of visual interest throughout the space.
On the upper level, opaque glass enclosures around the bedrooms allow natural light to filter into the hallway while maintaining privacy. The result is a loft that feels significantly more expansive, airy, and connected.
This project proves that thoughtful spatial planning and targeted architectural interventions can completely transform the experience of a home—even without a full gut renovation.
